Vision of the project

Created for the experience of modern living

The residential project Castella One is a modern new construction project designed for everyone who wants a quality place to stay or rest.

It consists of a total of 21 modern and well-equipped apartments. In order to achieve additional visual attractiveness of the project and the comfort of future tenants, investors from the company Rocoso Primero d.o.o. decided to build 3 smaller buildings with seven apartments each. This resulted in less saturation of the land, and the project was designed optimally for the quality of life of future tenants - both in terms of functionality and aesthetics. This is precisely why the slogan of the project is justified: "Created for the experience of modern living". Superior design solutions are the work of the design office Arhitektura Filip Tadin d.o.o.

Located in Kaštel Sućurac, in the immediate vicinity of the Jadranska Magistrala, a few minutes' pleasant walk from the sea, the project is adapted to the needs of everyday life and quality rest in terms of the quality of time spent and traffic connections. The square footage of the apartments ranges from 67 to 100 m2, with the smallest apartments having one and the largest up to four bedrooms. In terms of floor height, the buildings are designed in such a way that they have an underground level for garages and storage, a ground level, first and second floors and a recessed third floor. Apartments on the ground floor are made special by spacious gardens, those on the first and second floors have attractive balconies, while those on the recessed third floor have large penthouse-style terraces.

The special feature of the project is that due to the concept with three smaller buildings, it gives the impression of a small settlement. Between and around the buildings there will be green areas and attractive horticulture, which will make staying in that area even more pleasant.

The start of construction is planned for 10 / 2022, the planned move-in date is end of 2024, and the price of apartments starts from 2600 EUR / m2.

Location

The project is well-connected and located between the Kaštela highway and the local road.

Parking

Parking facilities are located on the ground level and in the shared garage in the basement level.

Safety

Safety is ensured by high quality equipment of the buildings and an instruction booklet for each tenant.

Privacy

The complex is closed by a ramp and prevents entry to anyone who does not have the right to access it.

Natural light

Enough space between buildings in combination with the multiple orientation of the apartments ensure plenty of natural light.

Greenery

The space around the buildings will be horticulurally decorated, with pedestrian and vehicular acces to the buildings.

Storage rooms

In the underground level there are storage rooms surrounded by metal partitions.

Elevator

All three buildings have a silent elevator that vertically connects all floors.

Technical characteristics of the project

The residential complex of buildings is located in Kaštel Sućurac, on cadastral lot no. 4464/1, 4464/2, 4464/3 k.o. Kaštel Sućurac, between the Kaštelan highway and the local Kaštelan road, and access is possible from every road. 

This location is characterized by extremely good connections with Split, given that it is connected by a highway along its entire length. The advantage of this location is the proximity to the airport, Marina Kaštela, various shopping centers and supermarkets. 

Near the location there is a kindergarten, elementary school, health center, post office and bank.

The complex consists of three multi-apartment buildings with basement + ground floor + 2 floors + superstructure, connected by a common underground garage. The buildings are named as Building A, Building B and Building C.

The complex is closed by a ramp located on the east side, which allows the tenants privacy and the impossibility of entry for someone who does not have access to the complex.

Each of the three buildings has a separate entrance from the ground floor, and a separate entrance from the common basement garage with vertical communication (staircase and elevator).

The basement floor contains a common garage with a total of 25 parking spaces. In addition to the parking spaces, there are additional rooms of different square meters in the basement, surrounded by metal partitions intended for storage belonging to some of the apartments. On each floor of each building (ground floor - 2nd floor) there are 2 apartments, while on the superstructure there is 1 apartment, a total of 7 residential units in each building.

All three buildings are equipped with an elevator that communicates vertically through all floors.

The construction of the building is reinforced concrete. AB walls are 20 cm thick, mezzanine panels are 15-25 cm thick. The facade load-bearing walls of the upper floor are made of aerated concrete blocks with a thickness of 25 cm.

Partition walls inside the apartments are made of 10 cm thick plasterboard (2 plasterboard on both sides with mineral wool filling).

The elevator shaft and the stair core are made of AB walls with a thickness of 20 cm, thermally insulated according to the apartments.
The clear height in the apartments (height from the finished floor to the ceiling) is 260 cm.

The facade is made according to the "ETICS" system with 10 centimeters of high-quality mineral wool, with a final layer of silicate plaster. The complete facade is a BAUMIT system.

The roof is flat impassable with a vapor barrier, a thermal insulation layer 16 cm thick, TPO foil resistant to UV rays and a final protective layer of ceramic tiles 2 cm thick.

The carpentry is made of high-quality PVC profiles for windows and doors and ALU profiles for walls. For PVC joinery, six-chamber Kammerling 76mm with triple sealing were used.

For aluminum walls, FEAL TERMO 65 and FEAL TERMO 120 profiles with 3-layer iso LOW glass filled with argon were used. All external shutters have a corresponding box for ALU blinds filled with polyurethane. Aluminum blinds and mosquito nets. 

Electronically controlled blinds. The external aluminum metal bars, and the internal window bars are made of limestone characteristic for this climate. Balcony railings are made with safety glass filling.

The elevators are noiseless through all floors. Stairs and corridors are paved with 3 cm thick stone slabs or ceramics. The railings and handrails in the staircases are made of a combination of metal and wood, as a 100 cm high fence. In the covered front entrances there are mail lockers, notification panels, and intercom with video control. 

Common parts of the building are adapted to the movement of people with disabilities and reduced mobility.
 

The entrance door is anti-burglary and anti-fire with additional sound insulation inside the leaf and double self-lowering seals that reduce the air permeability of the door. 

The lining of the door leaf on the outside is a panel, while on the inside it is a smooth panel of white color with comprehensive door jambs.
Internal carpentry made of smooth doors with cardboard honeycomb filling, with a 210 cm high PU lacquered door frame.

The floors of the rooms, the living room and the dining room are covered with first-class oak parquet with a modern look in natural color and lacquered with a semi-matte varnish.

The floors of the kitchen, toilet, bathroom and entrance hall are covered with class I ceramic tiles, and the loggia with non-slip ceramic tiles. 

Skirting board on the parquet made of anodized aluminum 80 mm high. Typical ceramic plinths with a height of 10 cm made on ceramic surfaces.

Partition walls inside the apartments are made of 12 cm thick plasterboard.

All reinforced concrete walls, plasterboard and aerated concrete walls are smoothed and painted with semi-dispersive white paint from the manufacturer "OIKOS"

High-quality Class I ceramic tiles were installed as wall coverings in the bathroom and kitchen. In the case of wall tiles, all expansion joints, as well as edges and ends, are made with protective corner AL profiles.

All sanitary equipment is of high quality by the manufacturers "GROHE", "GEBERIT", "Tece" and others. Bathtub and bathtub faucet with shower set "GROHE" The sink is attached to the plate. Sink faucet "GROHE", built-in cistern "GEBERIT", WC "Villeroy & Boch" or "Catalano", hanging white with seat and "soft close" lid. Washing machine connection, with drainage connection. Electric boiler with a volume of 80 l manufactured by "Valliant"

The walls are covered with Class I ceramic tiles from the floor to the full height of the room.

Electric meters are located in the common area of the corridor of each floor. The electrical equipment is of high quality from well-known manufacturers. All apartments have telephone and TV sockets, ceiling and wall lighting and a thermostat in the living room. The planned electrical equipment of the kitchen consists of an outlet for the stove, an outlet for the refrigerator, an outlet for the washing machine, an outlet in the belt above the work surface, and an outlet for the hood. The electrical equipment of the bathroom includes a socket for a washing machine, a water heater, an overhead light above the sink, and a fan.

The electrical equipment in the hallway includes a ceiling light fixture, an apartment power distributor, a low-current cabinet, a socket, and the central electricity circuit for the entire apartment (except for the water heater and refrigerator).

Water supply is provided by connection to the public city water network. A water shaft will be built on the connecting pipeline, in which 21 water meters will be installed to measure the cost of sanitary consumption water for the apartment separately and a separate water meter for the hydrant line. Water distribution is done with PPR thermally insulated pipes.

An internal distribution sewer network will be built on the plot for the drainage of sanitary and stormwater. Drainage of fecal waste water will be solved by the connection to the public sewers from the south side of the building. Low-noise pipes were used for fecal drainage.

The preparation of hot water for each apartment will be done using electric boilers located in the bathrooms.

The fire protection study provides for fire protection with an internal and external hydrant network.

The main water valve is located on each of the staircases.

For all apartments, a device manufactured by Gree was used. As an external unit, a 6.4 Kw multi-split system inverter is installed. In the living room, the apartments are equipped with a wall-mounted inverter air conditioning unit with a power of 4 Kw with remote and "WIFI" control, while for the rooms we have provided an indoor multi-system unit with a wall-mounted power of 2.5 Kw. 

The bathrooms are equipped with underfloor heating with an electric grid system, complete with a thermostat and temperature sensors, along with an electric "ladder" radiator.

Artificial ventilation is provided by noiseless fans in all sanitary rooms, while kitchen ventilation is provided by separate pipes for exhaust hoods brought to the positions of the stoves provided for in the project. Mechanical ventilation is provided inside the warehouse.

A class A+ energy certificate was obtained.

Every buyer, when taking over the apartment, will receive a booklet with instructions for the use and maintenance of the built-in equipment.

The environment will be horticulturally arranged in such a way as to form a pedestrian and vehicular access in front of the entrance to the buildings with green zones on the edge of the plot.

The guarantee period for the quality of construction and construction-craftsmanship works was established in accordance with the law, namely 2 years for craftwork and 10 years for roofing and building construction. The terms and conditions of the warranty for installed equipment apply according to the manufacturer's specifications.
